Brookhaven prices eased, but buyers are still showing up

By TOMMY WILLIAMS

Metro Atlanta sales fell sharply. Atlanta Realtors reported 3,680 home sales in September, down 18.5% year over year. Brookhaven did not follow that script. The Real Estate Data Aggregator counted 175 homes sold in ZIP 30319 in the three months ending August 31, 2026. That is up 1.7% from the same period in 2025. Demand is still here. It is just more selective.

The Real Estate Data Aggregator shows the median sale price in 30319 came in at $796,000 for those same three months. That is down 4.5% from a year before. A price dip while sales volume rises tells you something important: buyers are active, but they will not stretch for a home that is priced above what the numbers support. Pricing right matters more now than it did a year ago.

Homes are selling faster, and closer to asking price

Here is what stands out. The Real Estate Data Aggregator shows median days on market in 30319 fell to 32 days. That is 13 days shorter than the same period last year. Sellers who priced well were not sitting long. And the average sale came in at 99% of list price, up 1.4 points from a year before. Buyers are not low-balling. They are just not going over list on homes that do not earn it.

That last part is worth watching. The Real Estate Data Aggregator shows 26.3% of Brookhaven homes sold above list price in the three months ending August 31, 2026. That share is up 9.4 points from a year before. So while the median price eased, the right home, priced right, still drew competition.

More homes came to market, and buyers kept pace

New listings in 30319 rose 14.5% from a year before. The Real Estate Data Aggregator counted 268 new listings in those three months. Homes for sale climbed to 225, up 4.2%. More supply usually gives buyers more room to negotiate. In Brookhaven, buyers absorbed most of it. Pending sales came in at 172, up 0.6% from a year before. Supply grew, but so did activity.

Speed also held up for well-priced homes. The Real Estate Data Aggregator shows 32.6% of Brookhaven listings went under contract within two weeks of hitting the market. That share is up 1.6 points from a year before. Nearly 1 in 3 homes found a buyer in two weeks or less. That does not happen in a market where buyers have walked away.

The wider picture: rates and price cuts are a real factor

Brookhaven's numbers look steady compared with the region. But context matters. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That changes what a buyer can afford. Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Buyers everywhere are pushing back on price. Brookhaven is not immune, even if it held up better than most of Metro Atlanta.

Atlanta Realtors reported the Metro Atlanta median sale price at $416,000 in September, up 1.5% year over year. Brookhaven's $796,000 median is nearly double that. That price point draws a different buyer. That buyer has options, does their homework, and will wait for the right home at the right number.

One more thing worth saying. These are ZIP code numbers. One street in Brookhaven can read very differently from the 30319 average. The school district, the price range, the condition of the home, the competing listings nearby: all of it shapes what a buyer will pay and how fast they will move. The ZIP code tells you the direction. Your specific home tells you the distance.
