Douglasville buyers have more choices, but homes are taking longer to sell
The three months ending August 31, 2026 told a clear story in Douglasville. Buyers have more homes to look at, and they are taking their time. That shift changes what it takes to sell.
The Real Estate Data Aggregator counted 644 homes for sale across Douglasville's two ZIP codes in the three months ending August 31, 2026. That is 7% more than the same period in 2025. At the same time, 658 new listings came to market, up 17.9% from a year before. More supply means buyers can compare more homes before they commit.
Fewer homes are selling. The Real Estate Data Aggregator recorded 347 closed sales across Douglasville in that period, down 14.1% from a year ago. Pending sales fell 7.8% as well. More homes coming in, fewer going out. That math favors buyers.
Homes are sitting longer
The Website reported that Douglasville homes averaged 46 days on market in October 2026. The Real Estate Data Aggregator found similar results for the summer period. In ZIP 30134, the median was 61 days, which is 13 days longer than a year before. In ZIP 30135, the median was 60 days. Neither ZIP is moving fast.
A home that sits too long starts to look stale. Buyers wonder what is wrong with it. The window to price it right is at the start, not after it has been on the market for two months.
Prices dipped in both ZIP codes
The Website put the Douglasville median home price at $268,000 in October 2026. The Real Estate Data Aggregator showed similar pressure in the summer months. The median sale price in ZIP 30134 came in at $282,300 for the three months ending August 31, 2026, down 10% from the same period in 2025. In ZIP 30135, the median was $317,000, down 9.4%.
| 30134 | 30135 | |
|---|---|---|
| Median sale price | $282,300 | $317,000 |
| Price change vs. 2025 | Down 10% | Down 9.4% |
| Median days on market | 61 days | 60 days |
| Months of supply | 5.1 months | 6 months |
| Sold above list price | 13.7% | 15.3% |
Prices are down across both ZIP codes. That does not mean every home is worth less. It means overpriced homes are pulling the average down. Well-priced, well-presented homes still sell.
Most homes are selling close to list, but not over it
The Real Estate Data Aggregator found that homes in ZIP 30134 sold for 98% of list price on average in the three months ending August 31, 2026. That is down 0.6 points from a year before. In ZIP 30135, the average was 97.6%, also down 0.6 points. Sellers are getting close to their asking price, but the room for error is shrinking.
Only 13.7% of homes in ZIP 30134 sold above list price, down 7.9 points from a year ago. In ZIP 30135, 15.3% sold above list, nearly unchanged from last year. Bidding wars are not the norm here right now.
Supply is building, and that matters
The Real Estate Data Aggregator put months of supply at 5.1 in ZIP 30134, up 1 month from 2025. In ZIP 30135, supply reached 6 months, up 1.1 months. Six months of supply is generally where the market tips toward buyers. Sellers in 30135 are already there.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Douglasville's numbers ran in the opposite direction. That gap is worth paying attention to if you are pricing a home here.
What this means if you are selling
- Price it based on what sold near you, not what you hope to get. Buyers are comparing more options.
- Condition and presentation matter more when buyers have choices. First impressions close deals.
- Homes that went under contract within two weeks of listing held at 19.4% in 30134 and 19.5% in 30135. Fast sales still happen, but they go to the best-priced homes.
- The Website noted that mortgage rates were at 7.4% in October 2026. That payment pressure makes buyers careful. They will not overpay.
What this means if you are buying
You have more homes to look at than buyers did a year ago. You have more time to decide. And sellers are more open to negotiation than they were. The Website reported a median monthly mortgage payment of $2,786 nationally for the four weeks ending October 25, 2026. Know your number before you make an offer.
- Douglasville has more homes for sale, slower sales, and prices that dipped in both ZIP codes during the three months ending August 31, 2026. Sellers who price right and present well still move homes.
- Those who do not are sitting.
- One street can read very differently from the ZIP code average.
- The numbers above are a starting point, not the whole picture for your block.
