Four Sandy Springs Price Ranges, Four Very Different Outcomes
Sandy Springs is one city with four very different seller experiences, depending on what you first asked. I pulled every lived-in home that sold or came off the market with no sale, and compared four price ranges side by side. The numbers stop on October 2, 2026.
| $550K to $700K | $700K to $900K | $900K to $1.45M | $1.45M and up | |
|---|---|---|---|---|
| Middle sold price | $656,250 | $825,000 | $1,082,500 | $2,075,000 |
| Middle days to sell | 7 | 9 | 6 | 30 |
| Sold price vs. first asking price | 98.6% | 98.7% | 100% | 95.9% |
| Sold price vs. last asking price | 100% | 100% | 100% | 96.9% |
| Share that gave up | 95.5% | 91.5% | 88.4% | 92.7% |
- The $900K to $1.45M range is the sweet spot. Homes there sold in 6 days and got every dollar of their first asking price, the best result of any range.
- Every other range left something behind. The $1.45M-and-up group waited 30 days and closed at 95.9% of what they first asked.
- Giving up is common across all ranges. Even in the best range, 88.4% of homes that tried came off the market with no sale.
- If speed is your goal, the $900K to $1.45M range is the one.
The $900K to $1.45M range won on speed, price, and odds of selling.
Fifty-six homes in the $900K to $1.45M range sold. The typical one closed in 6 days and at exactly 100% of what it first asked. No other range matched that on both counts.
The $550K to $700K and $700K to $900K ranges also got 100% of their last asking price, but that is the last asking price, after any drops. Against what they first asked, both came in at 98.6% and 98.7%. That gap matters: it means many sellers in those ranges had to drop their price before they found a buyer.
The $900K to $1.45M range is the only one where the typical home got 100% of what it first asked, with no drop needed.
The $550K to $700K range sold in 7 days, just one day faster than the $700K to $900K range at 9 days. Both are quick. But the gave-up numbers tell a harder story. In the $550K to $700K range, 95.5% of homes that tried came off the market with no sale. In the $700K to $900K range, 91.5% did.
That means for every 10 homes that sold in the $550K to $700K range, about 21 gave up. The market is selective at every level.
- 1$900K to $1.45M88.4%
- 2$700K to $900K91.5%
- 3$1.45M and up92.7%
- 4$550K to $700K95.5%
The $1.45M and up range is the one that surprises people who expect luxury to be easy.
Thirty-two homes at $1.45M and up sold. The typical one sat on the market for 30 days, five times longer than the $900K to $1.45M range. And it closed at 95.9% of what it first asked, the lowest of any range.
On a $2,075,000 sale, that 4.1% gap is real money. Sellers who priced at the top and held firm often found buyers who pushed back harder, not less.
The gave-up share at $1.45M and up was 92.7%. That is actually better than the $550K to $700K range, which surprises most people. But the homes that did sell waited longer and gave up more of their price to get there.
The common mistake at this price level is treating days on market as a negotiating tool, assuming a patient buyer will eventually appear at full price. The data says the opposite. Homes that sold in month 1 across the whole Sandy Springs market got 100% of their first asking price. Homes that sold in month 2 got 93.6%. Waiting did not protect the price. It cost it.
What sellers and buyers should each do differently right now.
If you are selling, the data makes one thing clear: the first price matters more than any other decision. Across all four ranges, homes that sold in their first month got 100% of their first asking price. Homes that sold in month 2 got 93.6%. Right now, 53.6% of the 56 homes for sale in Sandy Springs have already dropped their price, with a typical cut of $117,500. That drop rarely recovers what was lost in time and negotiating position. Price it right at the start, or plan to give ground later.
If you are buying, the $900K to $1.45M range moves in 6 days, which means you need to be ready before you find the home. Get your financing in order now. The 30-year fixed rate averaged 7.40% as of October 15, 2026, according to Freddie Mac's weekly rate survey, up from 6.27% one year ago. At that rate, every day of hesitation on a well-priced home in the $900K to $1.45M range is a real risk. In the $1.45M and up range, you have more time and more room to negotiate, but only if you know what the comparable sales actually show.
