Inventory is down across Investors, but not every part is moving the same

Real estate, Investors

Across the ten ZIP codes that make up Investors, the Real Estate Data Aggregator counted 2,547 homes for sale in the three months ending August 31, 2026. That is down 15.3% from the same period a year ago. Fewer choices for buyers sounds like good news for sellers. But the story is not that simple.

Zillow reported on October 23, 2026 that newly pending existing home sales dropped 12.8% year over year on a rolling weekly average. That lines up with what the Real Estate Data Aggregator found here: pending sales across Investors fell 4.7% compared with the same three months of 2025. Buyers are still active, but they are being careful.

Realtor.com reported on October 21, 2026 that investors made up 10.7% of home purchases in the first half of 2026. More than half of those purchases, 55.5%, were all-cash. That kind of buyer does not need a rate to work. They need the price to make sense. That matters here, because pricing pressure varies sharply by ZIP code.

Supply tightened hard in some ZIPs, but loosened in others

Not every part of Investors saw the same inventory drop. Two ZIP codes saw supply fall by nearly a third. One saw it rise by nearly a third. That gap changes everything about how a seller should price and how a buyer should negotiate.

Riverdale (30274) is the clearest example of a market moving in the opposite direction. The Real Estate Data Aggregator counted 127 homes for sale there, up 30.9% from a year ago. New listings rose 21.1% in the same period. More supply and fewer homes selling above list price, down 4.5 points to 14.3%, means buyers there have more room to push back on price.

Decatur's 30034 ZIP code tells the opposite story. Supply fell 33%, the steepest drop in the market. The Real Estate Data Aggregator showed 147 homes sold, up 8.9% year over year. Months of supply dropped 2.9 months to just 4.5. Sellers there are working with less competition, and prices reflect it: the median sale price rose 5.5% to $254,320.

Median sale prices: a wide range across the market

The Federal Housing Finance Agency reported on September 29, 2026 that U.S. house prices rose 2.6% from July 2025 to July 2026. Some ZIP codes here beat that pace. Decatur's 30032 saw prices rise 10.6% to $270,000. Powder Springs (30127) rose 5.2% to $394,500. Others moved the other way. Lithonia (30058) fell 5.9% to $264,500. Jonesboro's 30238 fell 3.3% to $247,450.

How fast homes are moving depends on where you look

Decatur's 30032 ZIP code had the longest median time on market: 80 days, up 21 days from a year ago. That is a meaningful shift. Homes there are also selling at 95.8% of list price, down 1.7 points. Buyers in 30032 are getting more time and more negotiating room than they had a year ago.

Jonesboro's 30238 added 24 days to its median time on market, reaching 67 days. That is the biggest jump in days on market across the whole area. Supply there grew 2.8% while sales fell 21.6%. That combination gives buyers leverage.

Fairburn (30213) moved the other way. The Real Estate Data Aggregator showed homes selling in a median of 56 days, 20 days faster than a year ago. Sales were up 11.5%. More than 23% of homes sold above list price, up 5.6 points. Sellers in Fairburn are in a stronger position than they were a year ago.

Where buyers are finding room, and where they are not

Decatur's 30032 had 7.2 months of supply, the most in the market. Jonesboro's 30236 had 6.3 months. Both sit above the level where buyers typically gain negotiating power. Fairburn (30213) had just 4.2 months. Powder Springs (30127) and Decatur's 30034 each had 4.5 months. Those three are tighter, and sellers there have less competition to worry about.

Affordability is still a real pressure across the board

CNBC reported on October 23, 2026 that the monthly payment on a 30-year fixed-rate mortgage for a median-priced home took up roughly 33% of a median family's income in 2025. In 2022, that share was 26%. That seven-point jump is still sitting on buyers' shoulders. It is one reason sales are down across Investors, even as supply has tightened.

New listings across Investors rose 4.7% year over year. That means more sellers are trying. But with sales down 7% and pending sales down 4.7%, not all of those listings are finding buyers quickly. Pricing to the right ZIP code, not the market overall, is what separates the homes that close from the ones that sit.

In short
  1. Inventory fell 15.3% across Investors as a whole, but that number hides a lot.
  2. Riverdale supply jumped 30.9%.
  3. Decatur's 30034 fell 33%.
  4. Days on market range from 51 in Powder Springs to 80 in Decatur's 30032. One pricing plan does not fit this market.
  5. The ZIP code, and the street within it, tells the real story.

Zillow reported on October 23, 2026 that inventory growth is expected to increase 6.6% year over year in the fourth quarter nationally. If that plays out locally, buyers in the already-loose ZIP codes may get even more room. Sellers in those areas have a reason to price carefully now rather than wait.
