More listings are coming, but closings are still down in Primary buy box (2)

The headline number is this: more sellers are entering the market, but fewer buyers are making it to the closing table. That gap is the whole story right now in Primary buy box (2), covering ZIPs 30344, 30038, 30080, and 30331.

The Real Estate Data Aggregator counted 1,009 new listings across these four ZIPs in the three months ending August 31, 2026. That is up 11.5% from the same period a year ago. But only 574 homes actually closed. That is down 12% year over year. More sellers are showing up. Fewer deals are finishing.

Atlanta Realtors reported a similar pattern across the broader region. Metro Atlanta recorded 3,680 home sales in September 2026, down 18.5% year over year. The trend in Primary buy box (2) is not an outlier. It fits what is happening across Metro Atlanta.

What this means for buyers

Buyers have more homes to compare than they did a year ago. That gives you time to be selective. But rates are still not low. Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That affects what the monthly payment looks like on any home you consider.

What this means for sellers

More listings mean more competition. Buyers are comparing your home against more options than before. Homes that are overpriced or poorly presented are being passed over. The data shows it ZIP by ZIP.

ZIP 30331 (Atlanta): the sharpest sales drop

The Real Estate Data Aggregator counted 155 homes sold in 30331 in the three months ending August 31, 2026. That is down 22.5% from a year ago. The median sale price edged up 1.6% to $280,990, but the sale-to-list ratio slipped to 95.6%. That means sellers are accepting offers nearly 4.5 points below list on average. Pricing discipline matters here.

ZIP 30080 (Smyrna): more listings, softer prices

Smyrna saw the biggest jump in new listings. The Real Estate Data Aggregator counted 322 new listings in 30080, up 21.1% from a year ago. The median sale price fell 7.5% to $462,500. Homes that sold above list price dropped from about 1 in 6 to roughly 1 in 9. Buyers in Smyrna have real leverage right now.

ZIP 30038 (Lithonia): the fastest movers

Lithonia showed the most speed. The Real Estate Data Aggregator put the median days on market at 49 days in 30038, 25 days shorter than a year ago. Nearly 1 in 4 homes went under contract within two weeks of listing. That is 23.5%, up 12.1 points from last year. Well-priced homes in Lithonia are still moving.

ZIP 30344 (Atlanta): pending sales are a bright spot

The Real Estate Data Aggregator counted 113 pending sales in 30344 in the three months ending August 31, 2026, up 5.6% from a year ago. That is the one area in Primary buy box (2) where pending sales grew. The median sale price dipped 2% to $250,000. Homes that closed did so closer to list, with a 97.8% sale-to-list ratio, up 1.9 points.

The bigger picture: Metro Atlanta and mortgage rates

Atlanta Realtors reported a Metro Atlanta median sales price of $416,000 in September 2026, up 1.5% year over year. Prices are not collapsing. But with Freddie Mac reporting a 30-year fixed rate of 7.32% as of October 22, 2026, monthly payments are still a real hurdle for many buyers. That is part of why closings are down even as listings rise.

Atlanta Realtors also reported that Metro Atlanta homes averaged 30 days on market in September 2026. That is faster than what the Real Estate Data Aggregator shows for 30344 and 30331 at 67 days each. Your ZIP code is not the same as the Metro average. The gap matters.

In short
  1. More listings are entering Primary buy box (2).
  2. Fewer buyers are closing.
  3. Sellers who price sharp, present well, and understand what is competing against them right now are the ones still getting to the table.
  4. Buyers have more options and more time, but rates at 7.32% (Freddie Mac, October 22, 2026) keep the math tight.
  5. One street can read very differently from the whole ZIP code.
