North Druid prices are holding up better than sales volume
Sales are down sharply in North Druid. But prices have not followed. That is the most important thing a homeowner here needs to understand right now, as of October 21, 2026.
The Real Estate Data Aggregator counted 44 homes sold in ZIP 30329 in the three months ending August 31, 2026. That is down 24.1% from the same three months in 2025. Fewer closings mean less proof of value. That makes pricing decisions harder, not easier.
Prices slipped a little. Volume dropped a lot.
The Real Estate Data Aggregator shows the median sale price in North Druid slipped just 0.4% to $485,400. That is a small move. Sales volume fell 24.1%. Those two numbers are not telling the same story.
Atlanta Realtors reported Metro Atlanta recorded 3,680 home sales in September, down 18.5% year over year. North Druid's 24.1% drop is steeper than that Metro-wide figure. Fewer buyers are active here, and they have more choices.
What this means for sellers
The Real Estate Data Aggregator shows homes in North Druid averaged 97.7% of list price at sale. That is actually up 0.8 points from a year ago. Sellers who priced right still got close to their number.
But only 9.1% of homes sold above list price, down 6.4 points from a year ago. Bidding wars are rare now. Overpricing does not get corrected by competition anymore. It just adds days.
Forty-eight days is the median. That is six days longer than a year ago, per the Real Estate Data Aggregator. Homes that sit too long start to look like something is wrong with them, even when nothing is. Price from the start, not after the market tells you to.
What this means for buyers
The Real Estate Data Aggregator counted 76 homes for sale in North Druid during this period, up 8.6% from a year ago. More choices exist. But the median price held at $485,400. Sellers are not panicking.
Pending sales fell 26.9%, per the Real Estate Data Aggregator. Fewer buyers are pulling the trigger. That gives serious buyers more time to evaluate a home carefully. Focus on the specific home in front of you, not the Metro Atlanta headline.
Atlanta Realtors reported Metro Atlanta's median sales price was $416,000 in September. North Druid's $485,400 median is meaningfully higher. This neighborhood prices differently from the Metro average. Do not use one to judge the other.
Supply is rising, slowly
The Real Estate Data Aggregator put months of supply at 5.3 months in North Druid, up 1.6 months from a year ago. That is approaching balanced territory. It is not a buyer's market yet, but buyers have more leverage than they did in 2025.
New listings dropped 16.4% to 56, per the Real Estate Data Aggregator. Sellers are being cautious too. That is part of why prices have not fallen further. Supply is rising, but not flooding.
Only 18.4% of homes went under contract within two weeks
The Real Estate Data Aggregator found that 18.4% of North Druid homes went under contract within two weeks of listing. That is down 2.8 points from a year ago. Most homes are not selling fast. Strong presentation and sharp pricing still move the needle.
- North Druid prices have barely moved, down just 0.4% to $485,400, but sales volume fell 24.1%.
- Homes are sitting 48 days on average.
- Sellers who price right are still getting 97.7% of list.
- Buyers have more choices and more time, but sellers are not giving homes away.
One street in North Druid can read very differently from the ZIP code as a whole. The home next door, the school zone, and the specific price point all shape what a buyer will pay and how long a sale takes.
