Primary market is not moving as one market right now

By TOMMY WILLIAMS
Real estate, Primary market

The National Association of Realtors reported existing-home prices up 1.3% in September 2026. That number is real. It is also nearly useless if you own a home in Metro Atlanta and need to make a decision right now.

The Real Estate Data Aggregator counted 3,761 homes sold across the Primary market in the three months ending August 31, 2026. That is down 5.1% from the same months a year before. But the number that matters is not the total. It is what happened in your specific ZIP code.

That spread, from down 9.4% to up 10.6%, is the whole story. These ZIP codes sit inside the same metro area. They do not behave the same way.

Where prices fell the most

The Real Estate Data Aggregator shows ZIP 30135 in Douglasville had a median sale price of $317,000 in the three months ending August 31, 2026. That is down 9.4% from the same period a year before. New listings there jumped 31.4% year over year, to 456. More supply, fewer buyers. Homes sat a median of 60 days. Sellers who price to last year will wait longer and likely accept less.

ZIP 30058 in Lithonia also saw prices fall, down 5.9% to a median of $264,500, per the Real Estate Data Aggregator. Homes sold there dropped 16.9% year over year. That said, 24.8% of homes went under contract within two weeks of listing, up 14.6 points from a year before. Well-priced homes still moved fast. Overpriced ones did not.

Where prices grew the most

ZIP 30032 in Decatur recorded the strongest price growth in the market. The Real Estate Data Aggregator put the median sale price at $270,000, up 10.6% year over year. But read the full picture: homes sold fell 26%, days on market stretched to 80, and the sale-to-list ratio dropped to 95.8%. Prices rose, yet the market thinned out and buyers negotiated harder. That combination tells you pricing precision matters more, not less.

ZIP 30033, also in Decatur, showed a cleaner picture. The Real Estate Data Aggregator counted a median sale price of $540,000, up 7.8% year over year, with 30.3% of homes going under contract within two weeks. Months of supply fell to 3.8. That is a market where well-prepared sellers still have real leverage.

The markets that held steady

ZIP 30030 in Decatur sat nearly flat on price, up just 0.4% to $637,500, per the Real Estate Data Aggregator. But 26.5% of homes there went under contract within two weeks, and the sale-to-list ratio hit 99%. Flat price does not mean soft demand. It means the price was already right.

ZIP 30040 in Cumming grew 4.4% to $615,000 and posted 331 sales, up 8.9% year over year. Alpharetta's 30004 grew 5.7% to $925,000, with 279 homes sold and 26.8% going under contract in two weeks. Both markets had rising inventory and longer days on market, but demand kept pace.

What the national numbers miss

The National Association of Realtors reported 3.99 million existing-home sales nationally in September 2026, with prices up 1.3% year over year. Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com reported a current average mortgage rate of 7.40% and a national median of 62 days on market as of October 22, 2026.

Those numbers describe the country. They do not describe Suwanee, where the Real Estate Data Aggregator shows a median of $620,000 and 34 days on market. They do not describe Fayetteville's 30214, where inventory rose 43.6% and homes sat a median of 73 days. Same metro. Very different realities.

Zillow reported that newly pending listings dropped 12.8% year over year in the latest weekly data as of October 23, 2026. That tracks with what the Real Estate Data Aggregator shows locally. Pending sales across the Primary market fell 4.7% year over year to 4,013. Buyers are still active, but they are more selective.

What this means for sellers

Buyers are less forgiving of overpricing than they were two years ago. The Real Estate Data Aggregator shows new listings across the Primary market rose 9.9% year over year to 6,210. More choices mean buyers can walk away from homes that are not priced and presented correctly.

In ZIP codes with rising supply and falling prices, like 30135 and 30214, a seller who prices to a year-ago comp is starting in the wrong place. In ZIP codes like 30033 and 30004, where supply is tighter and demand is holding, sellers still have room to be firm, but not careless.

What this means for buyers

With Freddie Mac reporting a 30-year fixed rate of 7.32% and Realtor.com showing 7.40% as of late October 2026, monthly payments are still a real constraint. That makes ZIP code selection more important, not less. A home in 30135 at $317,000 and a home in 30030 at $637,500 are in completely different competitive environments, even though both sit inside Metro Atlanta.

In short
  1. The Primary market posted a 9.4% price drop in one ZIP and a 10.6% gain in another, all in the same three months.
  2. The national average of 1.3% growth tells you almost nothing about your specific home.
  3. Strategy has to be built around your ZIP code, your price range, and what is competing with you right now.

One street can read very differently from the ZIP code around it.
