Roswell buyers have more room, but well-priced homes still move

The biggest shift in Roswell right now is speed. The Real Estate Data Aggregator counted a median of 33 days on market in ZIP 30075 for the three months ending August 31, 2026. That is 8 days longer than the same period a year before. For sellers, that means pricing and presentation matter more than they did last year.

Rates are part of the reason. Realtor.com reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. That slows some buyers down. It does not stop the market, but it changes the math for a lot of households.

Fewer homes are flying off the market in the first two weeks

The Real Estate Data Aggregator shows that 27.1% of Roswell homes went under contract within two weeks of listing, for the three months ending August 31, 2026. That is down 11.3 points from a year before. Roughly 1 in 4 homes still moves fast. But the share that does has dropped sharply.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Roswell is not immune to that pressure. Buyers are comparing more options and pushing back on homes that are priced above what the market will bear.

Prices are holding, but sellers are giving a little ground

The Real Estate Data Aggregator put the median sale price in ZIP 30075 at $760,000 for the three months ending August 31, 2026. That is up 1.3% from a year before. Prices are not falling. But sellers are not getting everything they ask for, either.

The Real Estate Data Aggregator shows the average sale-to-list ratio was 98.2%, down 0.9 points from a year before. Sellers are still closing near their asking price. But that small dip tells you buyers have a little more room to negotiate than they did.

Supply is up slightly, and that gives buyers options

The Real Estate Data Aggregator counted 235 homes for sale in ZIP 30075 during the three months ending August 31, 2026. That is up 2.6% from the same period a year before. Months of supply came in at 3.3 months, up 0.2 months year over year. More choices means buyers can be more selective.

New listings dipped 5.8% year over year, so more new sellers are not flooding the market. The modest supply increase is mostly because homes are sitting a little longer, not because a wave of new listings arrived.

Demand is not gone. Pending sales actually ticked up.

The Real Estate Data Aggregator counted 218 pending sales in ZIP 30075 for the three months ending August 31, 2026. That is up 0.9% from a year before. Buyers are still moving forward. They are just taking more time to get there. For sellers, that means the market rewards patience and correct pricing, not speed for its own sake.

Real Estate Data Aggregator. Pending sales nearly match closed sales, a sign demand is steady.

Atlanta Realtors reported 3,680 home sales across Metro Atlanta in September 2026, down 18.5% year over year. Metro-wide, the market is slower. Roswell's pending sales holding nearly flat shows this ZIP code is holding up better than the broader region.

Atlanta Realtors also put the Metro Atlanta median sales price at $416,000 in September 2026, up 1.5% year over year. Roswell's median of $760,000 from the Real Estate Data Aggregator sits well above that. The two markets are not the same, and Metro Atlanta numbers alone will not tell you what your Roswell home is worth.

In short
  1. Roswell homes are taking longer to sell, and fewer are moving in the first two weeks.
  2. Prices are still up year over year, but buyers are negotiating more.
  3. Sellers who price accurately and present well are still closing.
  4. Buyers have more time and more options than they did a year ago.

One more thing worth knowing: every street in Roswell reads a little differently. A home near a top school or on a quiet cul-de-sac can sell faster than the ZIP code average suggests. The numbers above are a starting point, not the whole story for your specific home.
